Scope
These terms describe the conditions under which Orchard Manor — the private property of two wooden cabins (Cabana Mică and Cabana Mare) in Ocișor, Hunedoara county, Romania — is rented to guests. By booking a stay, you agree to these terms.
Booking
Stays are booked directly via WhatsApp, phone, or email. The whole property is rented per stay; we do not rent individual rooms.
Maximum six guests across the three bedrooms. A booking is confirmed once we reply to your inquiry and agree on dates in writing.
Pricing & payment
The rate is 750 RON per night for the whole property, with a two-night minimum. Longer stays may be offered at an adjusted rate by arrangement.
We accept cash on arrival and bank transfer. We do not process card payments at this time.
Cancellation
Up to 14 days before arrival: any deposit is refunded in full. Within 14 days: the deposit is retained.
We try to be reasonable about force majeure (serious illness, severe weather). If something unexpected comes up, write to us — we will work with you in good faith.
Check-in & check-out
Check-in from 15:00, check-out by 11:00. Both are flexible by arrangement; message us on WhatsApp if you have other plans.
House rules
No pets. No smoking inside the cabins (the pergola is fine). Maximum six guests, including children.
Quiet hours from 22:00 to 08:00 out of respect for the village. Treat the place as your own.
Damage to the property
Accidents happen. If something significant is damaged, we will discuss replacement or repair cost in good faith.
Liability
Stays are at your own risk. The pergola, the orchard, the rose field, and the garden are private outdoor spaces — use common sense around the stone grill, the hammock, and uneven ground. Children are the responsibility of the accompanying adults at all times.
We are not liable for personal injury, loss, or damage to property except where caused by our gross negligence.
Governing law
These terms are governed by Romanian law. Disputes are subject to the jurisdiction of the courts of Hunedoara county.
